The Atrium Apartments
2001
In 2001, Robert A. Aird, Inc. completed a comprehensive EIFS façade installation at The Atrium Apartments in Baltimore, Maryland. This project remains a key reference for demonstrating how EIFS can successfully replicate traditional brick aesthetics while providing improved performance and cost efficiency.
The scope included installation of standard EIFS assemblies along with template-applied brick finishes and specialty limestone-appearance coatings. These systems were designed to match the look of historic masonry construction while incorporating continuous insulation and modern moisture management principles.
A defining feature of the project was the fabrication and installation of custom architectural elements, including decorative medallions and ornamental façade details produced by Aird’s in-house team. These components were integrated into the EIFS system to enhance the building’s character while maintaining a cohesive, high-performance building envelope.
By utilizing EIFS in place of traditional masonry, the project achieved a lighter, more constructible façade system that reduced structural load and installation complexity while improving thermal performance. The result is a durable, energy-efficient exterior that has maintained its appearance and performance for over two decades.
The Atrium Apartments continues to serve as a proven example of EIFS as a viable alternative to brick, making it a valuable reference project for architects and general contractors evaluating value-engineered façade solutions in Baltimore and throughout the Mid-Atlantic region.
