In 2014, Robert A. Aird, Inc. completed a comprehensive exterior façade renovation at the Air Rights Center in Bethesda, Maryland. The project involved the installation of a high-performance Exterior Insulation and Finish System (EIFS) to replace the building’s aging precast concrete exterior and improve both energy performance and long-term durability.
The scope included full façade preparation, integration of continuous insulation, installation of reinforced basecoat assemblies, and application of a specialty acrylic finish system designed to provide a refined, stone-like appearance. The work required coordination across multiple elevations and architectural conditions to ensure continuity of the building enclosure and alignment with the original design intent.
Through careful detailing and execution, the new façade system enhanced the building’s thermal performance, modernized its visual identity, and reduced future maintenance requirements. The completed renovation elevated the property’s presence within Bethesda’s commercial landscape while supporting long-term building performance.
