The Oliver

Robert A. Aird, Inc. installed a high-performance EIFS and air barrier assembly at The Oliver, a mixed-use development in Washington, DC. The project included a fluid-applied air and weather barrier system over exterior sheathing substrates as part of a continuous building enclosure system. A single coat application was used over DensGlass Gold® sheathing, with additional coating applied at alternate substrates such as OSB to meet manufacturer performance requirements.

The EIFS assembly incorporated 2.5-inch Owens Corning FOAMULAR® CI-C continuous insulation, adhesively attached using vertical ribbons of Sto TurboStick® to maintain drainage pathways and substrate tolerance. Architectural reveals were installed in accordance with project drawings to achieve the intended façade articulation.

A reinforced basecoat system consisting of Sto BTS Xtra with embedded 4 oz fiberglass mesh was applied throughout the EIFS areas to provide crack resistance and impact durability. The system was completed with a StoLit® Lotusan® finish in a medium texture and single color, offering enhanced hydrophobic performance, color longevity, and resistance to surface soiling.

This coordinated building enclosure approach ensured continuous insulation, moisture control, and long-term façade durability while supporting the modern architectural design of this Washington, DC mixed-use project.
