In 2015, Robert A. Aird, Inc. completed a comprehensive façade renovation at Ingleside at King Farm, a senior living community in Rockville, Maryland. The project involved removal of existing stucco cladding and replacement with a high-performance Exterior Insulation and Finish System (EIFS) to improve long-term building performance.

Through coordination with ownership and project stakeholders, EIFS was selected as a preferred alternative to traditional stucco, offering enhanced continuous insulation, improved moisture management, and greater durability. The transition required careful demolition of existing façade materials, evaluation of substrates, and integration of a modern building envelope system.

Work was performed within an occupied senior living environment, requiring phased execution and detailed coordination to minimize disruption to residents and ongoing operations.

The completed EIFS installation delivered a revitalized exterior façade with improved thermal efficiency, reduced maintenance requirements, and extended service life. The system maintains the architectural character of the community while providing the performance benefits of a modern cladding assembly.

This project demonstrates Aird’s expertise in façade renovation and system conversion, including replacing outdated stucco systems with high-performance EIFS solutions in occupied environments.
