Marriott Courtyard

In 2020–2021, Robert A. Aird, Inc. was selected to perform a comprehensive façade restoration at the Marriott Courtyard in Silver Spring, MD, working under Development Management Group and Whiting-Turner. This project was a true showcase of our ability to blend large-scale coordination, technical expertise, and high-quality finishes to revitalize a well-used hospitality property.

Our scope of work began with extensive removal and preparation, including dismantling sections of existing EIFS around window perimeters and flashing areas, removing and reinstalling PTAC grilles, and carefully disposing of outdated caulking, light fixtures, and signage. The hotel’s exterior fenestration was upgraded with over 200 new Crystal Window & Door Systems units, featuring high-performance low-E/argon glass, thermally broken aluminum frames, and carefully integrated aluminum flashing for long-term performance.

Once the windows and flashing systems were installed, we restored the EIFS at affected areas to match the original system, ensuring continuity in both profile and thickness. At the 9th-floor cornice, we replaced old plywood and metal cladding with a robust new system, including multiple layers of Ice and Water Shield and a standing seam roof for added protection against the elements.

The finishing phase elevated the entire building envelope. We applied Stolit® Lotusan®, a high-performance, hydrophobic finish designed to resist dirt, mold, algae, and pollution—ensuring the façade stays clean and vibrant for years to come. To further enhance durability and appearance, we used StoColor® Lotusan® coatings on exposed concrete and roof screen walls. These materials were chosen not just for their aesthetics, but for their ability to minimize maintenance needs by naturally repelling water and contaminants.

Finally, we pressure washed the remaining façade components, leaving the Marriott Courtyard with a refreshed, modernized exterior that balances performance, durability, and curb appeal.

This project highlighted Aird, Inc.’s expertise in delivering complete façade solutions—from window integration and flashing installation to EIFS repairs and specialty coatings. The result was a building envelope that not only met Marriott’s brand standards but also extended the life and performance of the hotel’s exterior for decades to come.
