Robert A. Aird, Inc. completed a comprehensive EIFS façade restoration at the Courtyard by Marriott in Silver Spring, Maryland, working under The Whiting-Turner Contracting Company. The project required careful coordination to upgrade the building envelope while maintaining full hotel operations throughout construction.
The scope included removal and restoration of existing EIFS assemblies at window perimeters and flashing transitions, integration of over 200 new high-performance window systems, and installation of upgraded aluminum flashing to improve long-term weather protection. Additional work included reconstruction of the 9th-floor cornice assembly and replacement of deteriorated façade components.
To enhance durability and reduce ongoing maintenance requirements, Aird applied Sto Lotusan® hydrophobic finishes across façade surfaces and exposed structural elements. This self-cleaning coating improves resistance to dirt and moisture, helping maintain the building’s appearance over time.
The completed restoration delivered a revitalized exterior façade with improved moisture management, thermal performance, and long-term durability. This project demonstrates Aird’s expertise in EIFS repair and restoration, particularly on occupied hospitality buildings requiring phased work, detailed coordination, and minimal disruption to ongoing operations.
