Rockville City Passive House

2014

Completed in 2014, the Rockville City Passive House was one of the first passive house projects of its kind in the area. Robert A. Aird, Inc. installed an EIFS façade system as part of a high-performance building envelope designed to meet stringent energy efficiency and sustainability standards.

The system was installed over SIP (structural insulated panel) wall assemblies and incorporated a continuous layer of 4-inch rigid foam insulation. This configuration helps eliminate thermal bridging, a key requirement in passive house design, while enhancing overall thermal performance and moisture control.

EIFS was selected for its ability to provide a continuous insulation layer and a durable, weather-resistant exterior finish, making it well-suited for high-performance residential construction. The system contributes to improved airtightness, long-term durability, and reduced energy consumption.

The project received the Peerless Rockville award for Outstanding Green Design and Compatible Infill, recognizing its commitment to sustainable building practices and architectural integration.

This project demonstrates Aird’s experience working with advanced building envelope systems, including EIFS applications designed for passive house and high-performance residential construction.
