Latitude Apartments

2016

In 2016, Robert A. Aird, Inc. completed the installation of a high-performance Exterior Insulation and Finish System (EIFS) at Latitude Apartments, a 12-story multifamily development in Arlington, Virginia. As an experienced EIFS contractor in the Mid-Atlantic region, Aird provided a continuous insulation façade system designed to support energy efficiency, moisture management, and long-term durability.

The façade incorporated reinforced basecoat assemblies and custom-fabricated expanded polystyrene (EPS) architectural elements to create bold accent fins and window surrounds integrated with the building’s precast concrete structure. These features allowed the design team to achieve a distinctive architectural appearance while maintaining the performance advantages of EIFS construction.

The project required precise coordination of adhesively and mechanically attached EPS components to ensure proper integration with adjacent materials and maintain continuous thermal and moisture control across the building envelope. By utilizing lightweight EIFS assemblies in place of heavier structural materials, the system provided a cost-effective solution that supported both design flexibility and constructability.

Aird’s installation contributed to a high-performance building envelope that supported the project’s LEED® Gold certification, delivering improved thermal efficiency, reduced structural load, and a durable exterior suited for modern multifamily construction in Arlington and the greater Washington, DC region.

This project highlights Aird’s expertise in EIFS installation for multifamily and mixed-use developments, including complex façade detailing and architectural foam applications.
