Latitude Apartments

2016

In 2016, Robert A. Aird, Inc. installed a high-performance Exterior Insulation and Finish System (EIFS) at Latitude Apartments, a 12-story mixed-use development in Arlington, Virginia. The façade included continuous insulation assemblies, reinforced basecoat systems, and custom-fabricated EPS architectural elements used to create bold accent fins and window surrounds integrated into the building’s precast structure.

The project required precise coordination of adhesively and mechanically attached EPS components to achieve the intended architectural expression while maintaining proper moisture management, thermal continuity, and long-term façade durability. By utilizing lightweight EIFS assemblies in lieu of heavier structural materials, the system provided a cost-effective solution that supported both design flexibility and building performance goals.

Aird’s installation contributed to a high-efficiency building envelope that supported the project’s LEED® Gold certification, delivering enhanced thermal performance, reduced structural load, and a visually distinctive exterior suited to contemporary multifamily construction.
