In 2025, Robert A. Aird, Inc. completed an EIFS (Exterior Insulation and Finish System) remediation project at The Lofts following investigative work into recurring water intrusion concerns. During the investigation, it was discovered that the original installation lacked a fluid-applied air and weather barrier (WRB), a critical component of the StoTherm® ci Lotusan® system. Without the WRB, the exterior enclosure was vulnerable to moisture penetration and unable to meet manufacturer warranty standards.

Aird’s scope focused on a private unit within the community, where the EIFS assembly was removed, evaluated, and reconstructed in accordance with Sto Corp. specifications. By integrating the StoGuard® air and moisture barrier, upgrading flashings and sealants, and applying the self-cleaning Sto Lotusan® finish, Aird delivered a fully warrantable and watertight enclosure.

This restoration not only addressed the root cause of the water entry issues but also enhanced the durability and long-term performance of the exterior wall system, ensuring the building envelope met modern standards of protection and efficiency.
