In 2025, Robert A. Aird, Inc. completed an EIFS remediation project at The Lofts at Adams Morgan in Washington, DC, following an investigation into recurring water intrusion issues. The evaluation revealed that the original EIFS installation lacked a fluid-applied air and water-resistive barrier (WRB), a critical component required for proper moisture management and system performance.

Without a WRB, the existing exterior wall assembly was vulnerable to water penetration and did not meet manufacturer requirements for a warrantable EIFS system.

Aird’s scope focused on a private unit within the building, where the existing EIFS was selectively removed, evaluated, and reconstructed in accordance with Sto Corp. specifications. The remediation included installation of a StoGuard® air and moisture barrier, upgraded flashing and sealant detailing, and application of a StoTherm® ci Lotusan® finish system.

This approach addressed the root cause of the failure, not just the visible symptoms, restoring a fully functional and watertight building enclosure.

The completed remediation improved moisture control, durability, and long-term performance of the façade system, ensuring compliance with modern building standards and manufacturer warranty requirements.

This project demonstrates Aird’s expertise in EIFS failure analysis, water intrusion remediation, and corrective façade reconstruction in both residential and mixed-use environments.
