The Lumen

In 2018, Robert A. Aird, Inc. completed EIFS installation at The Lumen, a 32-story mixed-use high-rise in Tysons, Virginia. As the façade subcontractor, Aird installed a high-performance Exterior Insulation and Finish System (EIFS) incorporating continuous insulation, reinforced basecoat assemblies, and specialty coatings across multiple elevations.
A key feature of the project was the use of EIFS to replicate the appearance of precast concrete on vertical wall surfaces. This was achieved using StoTherm ci Essence systems and Sto Decocoat finishes, allowing the project team to maintain the intended architectural design while benefiting from the lighter weight and performance advantages of EIFS construction.
The project required precise coordination with structural framing, window systems, and adjacent façade materials to maintain building envelope continuity across a high-rise structure with varying exposures and complex geometry. Through detailed system integration and expert installation, Aird delivered a consistent and visually cohesive exterior.
The completed EIFS façade provides enhanced thermal efficiency, moisture management, and long-term durability, supporting the demands of high-rise construction in the Tysons and Northern Virginia market.
