A construction project manager oversees projects from award through completion, managing budgets, schedules, contracts, materials, and communication between the office, field crews, and general contractors. primarily in the Baltimore, Washington, Northern Virginia metro area since 1975. Generally, our scopes 

include EIFS (Exterior Insulating Finish Systems), stucco, plaster, air/water barriers, deck coatings,

Project Manager Job Description 

A construction project manager oversees projects from award through completion, managing budgets, schedules, contracts, materials, and communication between the office, field crews, and general contractors. They are responsible for reviewing project documents, coordinating with superintendents and office staff, tracking costs and progress, and ensuring projects are completed safely, efficiently, and profitably.


We are looking for an experienced Construction Project Manager to join our team. 


Responsibilities for Construction Project Manager: 

  • Experience or familiar with EIFS (Exterior Insulation and Finish Systems) and/or Building Enclosures. 

  • Manage communications, paperwork, budgets, schedules, people and quality of work at multiple construction sites. 

  • Review plans and specifications. 

  • Perform complete and accurate project take offs and estimates. 

  • Accurately and cost effectively order materials for your projects. 

  • Understand, abide by, and enforce OSHA and General Contractors safety rules and regulations. 

  • Have knowledge of building codes and other legal restrictions as necessary. 

  • Work closely with and promote good relationships with general contractors, owners, and other related trades. 

  • Motivated and able to work with Superintendents, field workers, and office team. 

  • Be proactive, not reactive. Ability to anticipate and solve problems is crucial. 

  • Review contract documents, including exhibits and scope. 

  • Attend Awards Meetings, to communicate with the estimating department and project team regarding details of project. 

  • Attend any onsite meetings and visit the job sites regularly to give direction and check on quality of work. 

  • Be able to produce and review RFI's, ASI's, Addenda's, Change Requests and Change Orders. 

  • Ability to create, manipulate, and format Excel spreadsheets is required. 

  • Provide information to other team members for job start up documentation. Submittals, mobilization checklists, material orders, etc. 

  • Modify templates to suit jobs, including but not limited to, mobilization checklist, ordering forms, and job start up. 

  • Produce job schedules for GC's and the field to follow. 

  • Provide weekly job cost reporting to owners and accounting manager. 

 The Construction Project Manager we’re seeking must: 

  • have a minimum of 3 years’ experience as a Construction Project Manager 

  • have a minimum of 3 years’ experience in the construction industry 

  • be a team player 

  • be able to provide professional references for us to contact 

  • have strong computer experience with Microsoft Office Word, Excel, Outlook and MS Project; prefer Sage Project Management software and PlanSwift Estimating software or similar 

  • **Bilingual in English and Spanish is a plus

 Benefits: 

  • PTO – is accrued at 1.54 hrs. per week (2 weeks total for 1st year of employment). You must accrue hours to use them.   

  • Holiday Pay  

  • Simple Retirement Plan -  through Edward Jones w/ Employer Match 

  • Health Insurance w/ Employer contribution towards health only (This contribution can vary pending the insurance plan for the next year. (Currently it is $185.00 per month). Vision, Dental, and Life are offered but optional. There is no employer contribution towards Vision, Dental, and Life. 

  • PM’s will be offered a company cell phone. If they wish to use their own phone, we will pay them $35.00 per month for company usage on their personal phone. 

  • Gas Allowance –  If we request you drive to a job for the company, you will turn in mileage with job details, and we will reimburse you at the current Federal reimbursement rate.       

  • Vehicle Reimbursement Program (VPR) – will start after three (3) months and gas allowance for mileage will no longer apply.  A monthly allowance of $600 will be paid to cover expenses for a privately-owned vehicle under the IRS “actual cost method” when an employee’s vehicles is used for company purposes. To qualify as tax-exempt, allowances or reimbursements must be made under the company’s accountable plan that covers only substantiated business expenses.   It will be the employee’s obligation to maintain these records. This allowance may increase at the discretion of the employer.   

  • Reimbursements-   any extra expenses for company purposes for example parking, tolls, water, etc. will need a receipt turned into Accounting for proper reimbursement.

Salary:  

• $70,000.00 - $80,000.00 per year starting
