What Is Stucco? A Timeless, Durable Exterior Finish for Every Type of Building

AIRD - What is Stucco

Whether you’re designing a new commercial building, restoring a historic structure, managing a multifamily property, or building your dream home, stucco is a proven exterior wall system that delivers strength, flexibility, and long-term performance.

Also known as cement plaster, stucco has been used for centuries across a wide range of climates and architectural styles. Traditional stucco is made from a blend of Portland cement, sand, lime, and water, creating a durable, weather-resistant exterior finish that allows limited vapor transmission.

Today’s stucco systems have evolved to include a range of formulations and installation methods that improve crack resistance, flexibility, and moisture performance while maintaining the timeless appearance that makes stucco such a versatile cladding option.

Types of Stucco (Cement Plaster Systems)

Stucco is not a one-size-fits-all material. Different formulations are used depending on the building type, performance requirements, and whether the project is new construction or restoration.

Portland Cement Stucco - Aird

Portland Cement-Based Stucco This is the most common modern stucco system. It is durable, strong, and well-suited for commercial and residential construction. It is typically installed as a three-coat system or a one-coat system over lath.

Lime-Based Stucco

Used primarily in historic restoration, lime-based stucco is more flexible and breathable than Portland cement systems. This allows it to accommodate movement and moisture in older structures without causing damage to underlying materials.

Polymer-Modified Stucco AIRD

Polymer-Modified Stucco These systems incorporate acrylic or polymer additives to improve flexibility, adhesion, and crack resistance. They are often used where enhanced performance is required or where substrates may experience more movement.

One-Coat Stucco Systems

One Coat Stucco AIRD

A faster installation alternative to traditional three-coat systems, one-coat stucco uses fiber reinforcement and modified mixes to achieve strength and performance with fewer layers.

Each of these systems can be tailored based on project conditions, substrate, exposure, and design goals.

What Does a Stucco System Include?

A complete stucco wall system typically consists of:

Full Stucco System

  • Galvanized metal lath or mesh, fastened securely to the wall substrate

  • Cementitious base coats, often reinforced with fibers for added strength and flexibility

  • Control joints, casing beads, and corner beads, usually made from zinc or galvanized metal

  • A decorative finish coat, available in a variety of textures and colors

  • Optional elastomeric or acrylic coatings, which help resist moisture, bridge small cracks, and preserve aesthetics over time

At Robert A. Aird, Inc., each system is designed based on the building’s specific conditions, whether that is new construction, restoration, or repair work on an existing façade.

Why Choose Stucco?

Whether you're focused on durability, design flexibility, or long-term value, stucco continues to be one of the most reliable exterior cladding systems available.

Proven Durability

Stucco performs in a wide range of environments and holds up well over time when installed correctly. It is fire-resistant, impact-resistant, and designed to allow limited vapor transmission when part of a properly detailed wall assembly, helping manage moisture within the building envelope.

Modern systems can be enhanced with products such as crack-resistant base layers or flexible coatings, helping to accommodate building movement and reduce visible cracking over time.

Low Maintenance

Stucco requires minimal upkeep compared to many other exterior finishes. It does not rot, warp, or require frequent repainting like wood or siding systems.

Periodic cleaning and occasional recoating or sealant maintenance can keep the system performing and looking consistent for years.

Versatile Aesthetics

Stucco offers a wide range of finish options, from smooth troweled surfaces to sand, lace, or skip-trowel textures. It can be integrally colored or painted, allowing it to match virtually any architectural style.

It can also be used to replicate the look of stone, masonry, or traditional plaster detailing, making it a strong option for both modern and historic designs.

Cost-Effective & Energy Efficient

Compared to materials like full masonry veneer or stone, stucco provides a similar appearance at a more efficient cost.

When used as part of a complete wall assembly, it can also contribute to improved thermal performance, especially when paired with continuous insulation or energy-conscious design.

Ideal for New & Historic Projects

Stucco works equally well in new construction and historic restoration.

For new buildings, it provides a clean, durable, and adaptable exterior system. For historic structures, it allows for accurate repair and replication using appropriate materials and techniques.

At Robert A. Aird, Inc., we regularly perform both new stucco installations and detailed restoration work that matches existing finishes and architectural intent.

Who Is Stucco Right For?

Craftsmanship in Action: Historic Stucco Restoration at the Howard Theatre

One of our most celebrated stucco projects took place in 2010 at the historic Howard Theatre in Washington, D.C., a landmark originally built in 1910 and known as one of the country’s first African American theaters.

As part of a multi-million-dollar renovation to bring the structure back to life, Robert A. Aird, Inc. was entrusted with the complete stucco restoration of the exterior façade. Our team carefully removed deteriorated material and rebuilt the cladding using traditional three-coat stucco methods, blended with modern techniques to ensure durability and longevity.

The result was a seamless, period-accurate finish that revived the building’s neoclassical charm while meeting the demands of modern performance standards. This project not only showcased the aesthetic flexibility and timelessness of stucco—but also highlighted Aird’s unique ability to blend historic preservation with contemporary building science.

Whether it's a 100-year-old cultural institution or a new construction project, stucco remains a trusted and lasting finish—and Aird, Inc. brings the expertise to do it right.
