At 2116 Kalorama Rd NW in Washington, D.C., Robert A. Aird, Inc. performed a comprehensive exterior façade restoration to address deteriorated stucco and unify the building’s appearance. The scope included selective demolition, new stucco installation over existing masonry, and a full elastomeric coating system.
The existing façade consisted of exposed brick and failing stucco surfaces showing signs of cracking, weathering, and previous patchwork repairs. Our team began with thorough surface preparation, including pressure washing, removal of unsound materials, and protection of adjacent elements to ensure proper adhesion and long-term performance.
Damaged stucco was selectively removed and replaced, particularly at critical elevations including areas around fire escapes, window openings, and the rear façade. New stucco assemblies were installed over the existing brick substrate where required, with careful detailing to maintain continuity across transitions between old and new materials.
To complete the restoration, an elastomeric coating system was applied across the façade to provide enhanced flexibility, crack-bridging performance, and long-term weather resistance. The coating also unified the building’s appearance, transforming a mixed-material exterior into a clean, cohesive finish.
Work was performed on an occupied building, requiring coordination to minimize disruption while maintaining safety and access. The result is a durable, refreshed façade that improves both performance and visual consistency.
