At 2116 Kalorama Rd NW, Robert A. Aird, Inc. was contracted to perform a comprehensive exterior façade improvement involving selective stucco removal, new stucco installation over existing brick, and elastomeric coating application. The project focused on restoring damaged areas while creating a cohesive, refreshed exterior appearance for this occupied residential building.

The existing façade consisted primarily of exposed brick and deteriorated stucco surfaces that showed signs of age, cracking, and weathering. Our work began with careful site preparation, including scaffolding installation, protection of adjacent materials, and pressure washing of all surfaces to remove dirt, biological growth, and contaminants that could interfere with proper adhesion. Damaged stucco was selectively removed, particularly at elevations containing fire escapes between Floors 2 through 4, the parking lot–facing elevation, and the rear façade.

Following demolition and substrate preparation, Aird installed new stucco assemblies over the existing masonry where required, ensuring proper bonding and uniformity across transitions between old and new materials. Special attention was paid to detailing around existing fire escapes, window openings, and adjacent building elements to maintain both performance and appearance.

To complete the restoration, elastomeric coatings were applied to the stucco surfaces to provide enhanced flexibility, durability, and crack-bridging protection while matching the existing finish. The street-facing brick façade and adjacent parking lot elevations received a primer and elastomeric paint system, unifying the appearance of the building while preserving the underlying masonry character.

Throughout the project, work was carefully coordinated to minimize disruption to occupants and surrounding properties. The finished façade reflects a seamless transformation from exposed brick to stucco, delivering a cleaner, more uniform exterior while improving long-term weather resistance and durability.
