Modera Embassy

2017

At Modera Embassy in Washington, D.C., Robert A. Aird, Inc. performed exterior stucco and air barrier installation as part of a complex project combining historic adaptive reuse with new construction. The development incorporated the restoration of the original Italian Embassy building alongside a new multi-story residential addition, requiring careful coordination to maintain architectural continuity.

Our scope included installation of the Sto Powerwall ci – Outbound Insulation Stucco system across exterior elevations. The system was selected to deliver a durable, high-performance façade while complementing both the historic masonry structure and the newly constructed portions of the building.

In addition, we installed StoGuard fluid-applied air and moisture barrier at the 8th floor and penthouse levels, ensuring proper enclosure performance, air sealing, and moisture control in critical areas of the structure.

A key component of the project was achieving a cohesive transition between the historic embassy building and the new construction. Our team worked closely with project partners to ensure proper detailing, substrate preparation, and system integration, allowing the exterior finishes to read as a unified architectural composition.

The completed façade supports long-term durability, energy efficiency, and weather resistance while contributing to the project’s goal of blending historic character with modern residential design. This project highlights Robert A. Aird, Inc.’s expertise in executing stucco and air barrier systems on architecturally sensitive, mixed-scope developments.
