In 2017, Robert A. Aird, Inc. was entrusted with the stucco installation for Modera Sedici, a luxury apartment community developed by Mill Creek Residential on the historic grounds of the former Italian Embassy at 2700 16th Street NW in Washington, D.C. This project involved the adaptive reuse of the embassy's original 1925 neo-Renaissance building, designed by architects Whitney Warren and Charles D. Wetmore, alongside the construction of a new nine-story high-rise, culminating in a total of 134 apartment homes.
Aird's scope of work encompassed the application of a high-quality stucco system that harmonized with the historic architecture while meeting modern performance standards. The stucco finish was meticulously applied to both the restored embassy structure and the newly constructed addition, ensuring a seamless aesthetic transition between the old and new elements of the development.
The stucco installation not only enhanced the building's visual appeal but also contributed to its durability and energy efficiency. By selecting a stucco system compatible with the existing masonry and contemporary construction materials, Aird ensured long-term performance and reduced maintenance requirements.
Modera Sedici has been recognized for its exceptional design and preservation efforts, receiving accolades such as the 2019 Community of the Year and Best Adaptive Reuse awards from the National Association of Home Builders. Aird's contribution to the project's exterior finish played a significant role in achieving the development's vision of blending historic charm with modern luxury living.
