Step-by-Step Guide to EIFS & Why It’s a Superior Cladding System

EIFS (Exterior Insulation and Finish System) is a high-performance, multi-layer cladding assembly engineered for energy efficiency, moisture management, and architectural versatility. Robert A. Aird, Inc. installs EIFS using industry-leading practices that ensure durability, aesthetic appeal, and long-term performance.


Below is a breakdown of the EIFS assembly shown in this diagram:


1. Framing & Sheathing (by others)

EIFS is installed over a properly constructed substrate—typically DensGlass® sheathing, cement board, or other approved materials—supported by wood or metal framing provided by others. This surface forms the structural base for the entire system.


2. Fluid-Applied Air/Water Barrier

A continuous, vapor-permeable air and water barrier is applied to the sheathing to manage bulk water, reduce air leakage, and protect the wall cavity. This WRB also serves as the drainage plane behind the insulation board.


3. Vertical Adhesive Attachment

Aird applies vertical ribbons of adhesive directly over the cured WRB. This attachment method allows for drainage, promotes strong adhesion, and ensures proper alignment and embedment of the insulation board.


4. Insulation Board

Aird installs the specified insulation type based on project requirements. Available options include:

  • EPS (Expanded Polystyrene) – Standard EIFS insulation, lightweight and cost-effective

  • XPS (Extruded Polystyrene) – Higher compressive strength

  • GPS (Graphite Polystyrene) – Enhanced thermal performance via graphite technology

  • Mineral Wool – Fire-resistant and vapor-open for specialty applications

This layer provides continuous insulation, contributing significantly to the building’s energy performance.


5. Base Coat

A polymer-modified base coat is applied over the insulation board to create a smooth, reinforced surface. This layer provides strength, durability, and the foundation needed to embed fiberglass mesh.


6. Reinforcing Mesh Embedded in Base Coat

A fiberglass reinforcing mesh is fully embedded into the wet base coat. Mesh options can be selected based on the project’s impact-resistance needs:

  • Standard/Medium Impact

  • High Impact

  • Ultra High Impact

This reinforcement prevents cracking, strengthens corners, and prepares the surface for the final finish.


7. Finish

The finish coat adds texture, color, and weather protection. Aird offers a wide variety of aesthetic options, including:

Textured Acrylic Finishes

  • Fine

  • Medium

  • Swirl

  • Freeform


Specialty Aesthetic Options

  • Brick appearance (template, StoCast, or thin-brick veneer)

  • Wood-look finishes

  • Metallic finishes

  • Stone or granite-like coatings

  • Stucco-like decorative finishes

  • Smooth (e.g., limestone or Stolit® Milano)

In 2023, Robert A. Aird, Inc. completed a major EIFS restoration at the former Renaissance Hotel—now the Westin Washington, D.C. Downtownas part of a transformative $80 million renovation led by Sunstone Hotel Investors and Marriott International. The project called for a full exterior envelope overhaul that aligned with Westin’s updated brand identity, focused on wellness, comfort, and biophilic design.

Our scope included the restoration and modernization of the entire exterior façade, along with detailed work at the China Garden courtyard and porte cochere. Using a modern EIFS assembly with integrated air/moisture barriers and continuous insulation, we replaced deteriorating materials with a high-performance, visually striking finish that complements the hotel's upscale aesthetic and enhances energy performance.
